*STRUCTURE All TOSCCA® houses may be built on a concrete or timber base, which is not included in the initial price of the bungalow WALLS The triple outer walls are constructed as follows: a 28mm finished surface, microporous sheeting, an air cavity filled with 50mm semi-rigid “ROCKWOOL” rock wool insulation material or equivalent at 50Kg/m3, an 18mm OSB panel and an interior wall made of boards with tongue and groove joints and a smooth surface. CEILING The ceiling is constructed from 20mm thick grooved Nordic pine panelling, which is varnished and follows the angle of the roof. ROOFING Rock wool is installed above the panelled ceiling to provide insulation and a 50mm thick air cavity is created. Microporous sheeting is fitted over this, functioning as under-roofing. Finally, an 18mm thick OSB panel is fitted, followed by rafters made from treated wood and a metallic roof. FLOORS All floors are laid in 14mm thick and 130 mm wide "triple-layered" oak parquet, with 5mm of hard wood, except in areas exposed to damp where vinyl sheeting is also applied. DOORS AND WINDOWS Outer doors are made of laminated hard wood which is completely sealed. Accessories allow for multi-directional opening. Windows are 4+12+4 double glazed and the units are painted with three coats of a suitable velatura glaze. The outer doors are 28mm thick. The interior doors are made from pine or beech wood veneer or, alternatively, may be made from hard wood MAINS ELECTRICITY TOSCCA will install the regulatory number of electrical fittings including, wiring, switches, plug points, trip switches, cabinet and circuit box. One television socket and one telephone socket will be installed. TOSCCA is responsible for all materials and accessories. The customer is responsible for the mains connection. MAINS WATER SUPPLY TOSCCA will be responsible for plumbing in hot and cold water supplies and fitting a 70lt water heater. The owner of the property will be responsible for the mains connection. FURNSHINGS Equipped with “TEKA”. kitchen furniture, electro-domestic appliances, dishwasher, cooker, oven, refrigerator, extractor fan and 70LT water heater. Bathrooms are fitted with “SANINDUSA” toilet, wash basin, bath and bidet. MAINS SEWAGE TOSCCA® is responsible for the sewage system within the bungalow.
